Sobha Secures Key Land from Chintels ltd Along Dwarka Expressway

Sobha Ltd, on December 22, 2023, formalized the acquisition of 7.85 acres of land from Chintels India in Gurugram’s Sectors 106 and 109, marking a key milestone in the ongoing development of the SOBHA International City project.

The transaction includes:

  • 5.788 acres in Sector 106 (Mix of Commercial and Residential) valued at ₹86.82 crore
  • 2.06 acres in Sector 109 (SOBHA International City Club House) worth ₹35 crore
  • Total deal value: ₹121.82 crore, plus ₹8.53 crore in stamp duty

Though structured as a purchase, the deal reflects the formal transfer of Sobha’s share in the project under a Joint Development Agreement (JDA). It follows the resolution of registry restrictions imposed after the Chintels Paradiso roof collapse incident in 2022.

With title clearances now in place, Sobha is set to advance its luxury residential offerings along the Dwarka Expressway, a rapidly evolving urban corridor poised for sharp real estate appreciation.

SOBHA International City is a flagship luxury residential township by Sobha Developers Ltd, spread across 150 acres in Sector 109, Gurugram. Launched as a benchmark in low-rise luxury living, the project offers a collection of ultra-premium villas, duplex units, and row houses.
